RIVERFRONT HOMES MARKET UPDATE

Bullhead City Arizona and the Colorado River has been a destination spot for travelers and vacationers alike. Many family traditions and fond memories have been created here for over the last 30 years. As families grow, the kids grow up, and the economic pressures build, many riverfront owners are faced with selling their beloved homes on the Colorado River in Bullhead City Arizona.

As we continue to live in our countries recession and depressed housing market, what does a seller do when they are faced with the decision to sell in this type of market? Deciding to sell your luxury home under any condition can be a stressful decision and without the luxury of a crystal ball it can be worrisome. As we review the cost per sq ft approach to sales of luxury homes on the Colorado River in Bullhead City Arizona, we can plainly see that prices have not been this low since 2001. If we decide to remove the one distressed sale at 2575 Camino Del Rio as the home is located on the poorest lot in the subdivision and had condition problems, our average cost per sq ft comes up slightly to $171.00. Although the prices are down additional salt in the wound is that the quality of home that is on the market today is generally more upgraded with luxury amenities far surpassing the amenities in the homes selling in 2001.

Additional factors must be taken into consideration when reviewing your options when the offer comes in. Take a look at the price ceiling that we are experiencing. The highest price sale just closed last week for $675,000. The seller’s contract had been slightly higher than what the appraisal came in at. After years of being on the market, the seller decided it was best to cut their losses reduce the price to match the appraisal and move on with their proceeds. It hasn’t been since 2002 that we have had a year where the highest sale did not go over $700,000. Encouraging news is there are currently two riverfront homes pending sale. One of the sales is at 9853 Dike Road, Mohave Valley Arizona. The sale is a short sale and there are 2 offers in. You may know the house, which was built by Shumway Construction, over 6600 sq ft on 1.20 acres with approx 100 feet of sandy beach and private boat launch. The home sold July 2007 for 2.7 million and offers before the bank are half of that. Time will tell how much of a loss the bank will accept to allow this short sale to proceed.

With 7 sales for 2010 and only 2 under contract with this year half over, we can project that 2010 will have the fewest riverfront sales in 10 years. Making the tough decision to sell in today’s market is not easy. By providing you with up to date information and our years of experience, you can be assured that the decisions you make today are based on facts and not opinions. Country Ranch Real Estate continues to stay in step with servicing the Buyers and Sellers on the Colorado River. Over the past 15 years we have been involved with over 55% of all riverfront transactions. Although 2010 may prove to be toughest, Country Ranch Real Estate remains an ally for sellers as we have been involved in over 50% of the sales during this year too.

As year winds down to an end here is the final tally for riverfront home sales in the Bullhead City area. We had a total of 12 completed sales and 3 still pending in escrow; 2 of which should have no problem closing by years end. There are still 34 homes still actively available with a wide range of prices from just under half a million up to the 2.5 million dollar mark. We have seen a few riverfront foreclosures sold this year with just one currently available.

2010 has begun and Bullhead City Arizona real estate market continues to move in the right direction for recovery. Although the sales are remaining strong, we saw the median sales price drop to $102,000 in January for single family homes in Bullhead City, Fort Mohave and Mohave Valley compared to $124,000 January 2009. Part of the reason for the drop is because there are more first time buyers in the market.
There were 80 homes sold in January 2010 in the Bullhead City Fort Mohave area compared to the 63 the year before (36 home sales in January 08). This means the market is coming back but it still has a ways to go. The number of homes going under contract last month was also up (128) compared to a year before (84).
The bulks (86%) of the homes sold were under the $150,000 price tag. That’s the perfect price range to the first time buyers trying to take advantage of the $8,000 tax credit. We expect to see this range heat up even more as we get closer to the April 2010 deadline (to be under contract) and June deadline (to have closed).
Days on the market remains steady as January average days on the market was 138 compared to January 2010 of 128. The number of days a home sits on the market before going under contract has improved. The average last month was 95 compared to the year before of 152. Keep in mind that the coming tax credit deadline is having a positive impact on the days on market.
Bad news, homes price over $150,000 are seeing longer days on the market and fewer sales than homes under$150,000. As the market continues to recover across the United States we remain hopeful that we will begin to see a return of buyers to Bullhead City Fort Mohave Arizona ready to purchase homes in the higher price ranges.

Both of the auction companies web-sites can be challenging to navigate and challenging to find the exact information needed for buyers looking to purchase an auction home. I would recommend spending as much time as you need searching around on each web-site researching as much as you can for all the information that you will need; or just send me a message.
One major thing to remember with any of these homes or properties offered at these auctions is that a buyer is expected to complete his/her due diligence; inspections; prior to the auction. Each property is sold “as is” without any inspection period after the auction unlike a normal re-sale home or foreclosure home sale. Both do offer clear title to each property as well as financing to specified homes that they auction.
The REDC auction went very smoothly with the Bullhead City, Fort Mohave and Lake Havasu homes being sold at price points below or well below their mls listed prices. All properties at the REDC auction are sold to the highest bidder with NO RESERVE once the opening bid is met. For instance; one Lake Havasu home sold at the auction Monday evening was sold for cash only due to the code violations for additions not permitted with the city. Another instance; A home I was bidding on on behalf of a client in Fort Mohave at Hudson and Marshal had an accepted offer over the reserve price but still showed on their web-site as active and still accepting bids even though they considered it sold. Another instance; You may have seen the black and yellow signs in front of auction homes in the Bullhead City, Fort Mohave and Lake Havasu City areas advertising an open house for certain dates but on those dates the homes were locked up tight with no one around.

Monday Evening March first REDC held another auction at the River Valley High School. The REDC auction went very smoothly with eleven Bullhead City, Fort Mohave and Lake Havasu City homes being sold. A 3,000 square foot home on Sundial in Sunridge Estates of Bullhead City sold for only $170,000. A three bed two bath manufactured home in Sun Mission Resort in Bullhead City sold for only $50,000 and was listed in the local mls for $94,900. A beautiful 1067 square foot condo in Roadhaven Marina Condominiums Bullhead City Az sold for only $45,000 a $25,000 discount to its mls asking price. A newer 1558 square foot three bed two bath pool home located in Lake Havasu City sold for only $175,000 at the auction. Another pool home in Lake Havasu City sold for only $100,000. A 1639 square foot home, that needed some work, located in Sun Valley Fort Mohave Az sold for only $70,000.

If you’re thinking about buying or currently own a home or a lot along the Colorado River there are certain guidelines to follow for improvements that are regulated by the U.S. Army Corps. of Engineers. The types of activities along the Colorado River requiring authorization and permits from the Corps. include but are not limited to docks, fishing piers, swim platforms, ramps, retaining walls, beach creation/enhancement, excavation/dredging, buoy placement, boat/jet ski lifts and generally any activity which breaches the plane of the OHWM; ordinary high water mark.
Of the few privately owned properties; homes and land along the Colorado River the most common questions of current owners or possible buyers of property include: Can I excavate/dredge along the the river of my property? Can I build a dock and or launch ramp? Can I put in a sandy beach at the shoreline? and May I put in a retaining wall on my property? The answer to all these questions is “YES” but the Army Corps. of Engineers do have guidelines that must be followed and authorized with permits prior to any construction activity. In order to maintain the native shorelines currently undeveloped or minimally developed, and to minimize the cumulative effects of the shoreline and impacts to the aquatic ecosystem; the Corps. may limit shoreline developments.
